Moving Out: The Edge

All good things come to an end and we wish you well. Here is some helpful information for the move out process to go smoothly.

When moving out, you need to leave the apartment in the same condition as when you moved in. You are responsible for all damages in your apartment; such as stains on the carpet, marks/holes in the walls, etc. Below is a list of items that we recommend doing before vacating your apartment, the items below are also what we will be looking at when inspecting your apartment:

  • All Floors (Bedrooms and Common Area/Living Room): Vacuum floors, mop floors without carpet and dust off baseboards. We look for stains, tears, and holes. Floors need to be free of any debris.

  • Bathroom: The tub, shower, toilet, sink, and fixtures need to be cleaned thoroughly. The floor should be mopped, and all surfaces wiped down.

  • Kitchen: All the appliances should be cleaned and empties of any residual food. Be sure to clean the inside and outside of the refrigerator, stove, oven, microwave, and dishwasher. These appliances are often forgotten and the charges can add up quickly for these items.

  • Trash: Take all trash to the trash destination. Do not leave any items in the apartment or outside the front door. If we must remove any trash, boxes or unwanted items from your apartment, your account can be charged up to $35+ per 30 lb bag or item we must remove.  Anything left in the apartment is considered trash and will be billed according.  This is the area that we noticed the highest amount of charges for people moving out. Please take everything in the apartment with you. (exception is cable boxes**) Trash out charges can add to your Final Account Statement very quickly.

  • **Any Cable Equipment: Please leave behind the Cable box, HDMI and power cords, and remote. The cable boxes and remotes belong to the property.

  • Windows: Make sure all window seals are whipped down. There are no missing/torn screens.

  • Electrical Plate Covers: Make sure they are all wiped down, not missing any, and any damages to them.

  • Don’t forget your washer and dryer...empty the dryer’s lint trap!

  • Ceiling fans (if applicable): Dust off ceiling fans

  • Return ALL keys (i.e. entrance, bedroom, and mailbox keys).  When returning keys, put in an envelope and write your name, apartment address associated with the returning keys, forwarding address and updated phone number and email address.  Envelopes can be provided while supplies last (ask the office).   Please note, if we cannot identify clearly that you turned in keys, you can be charged for lock changes.

If you are moving out earlier than the expiration date on your lease contract, remember that: 

  • The electricity in your apartment remains your responsibility until the end of the lease agreement date.

  • You are still liable for any damage in the common area that is caused before the lease contract expires.

  • You are still responsible for paying the reminder of your lease even if you choose to move-out early

  • Final Account Statement will be processed after your lease contract expires.. 

The final day to return keys will be July 31, 2021 by 6:00pm.

If you have not turned in keys prior to that time, there will be a $100 per day hold over fee assessed until you have turned in keys. When turning in keys to a member of management you will be asked to provide a US forwarding address. This address is used to mail the Final Account Statement* to you. If you paid a security deposit upon move-in, this address is where your check will be sent to once all charges have been entered.

*A Final Account Statement is an itemized statement that will be sent to the forwarding address that is provided at move-out 30 days after your termination date on your lease.. The Final Account Statement balance is due within 60 days of the termination date on your lease. Failure to pay the balance within 60 days will result in your account being sent to a third-party collection agency. If this happens, the leaseholder and guarantor/cosigner will have their information sent to the collection agency and will be reported to the credit bureaus.

Note: We are not able to have anyone help move furniture or any personal items, but teams are in place to help with questions and directions. You can hire your own movers but please note that they must follow the move-out schedule.

What am I responsible for with my roommates (if they renewed or moving out at the same time)? All roommates are still responsible for any damage and cleaning charges to the common area even if your roommates renewed. Please talk with your roommates, plan to clean up together, and be sure that you take all your items out of the common area, including food in the refrigerator that belonged to you. Do not assume your roommates would want you to leave the mustard!! If you move out in advance and would like a walk through, we will accommodate you as often as we can. We do not promise an in person walk through but will accommodate you whenever we can and given advance notice.

How can I be sure my mail is forwarded? Go to USPS.com/move. You should turn in your forwarding address no later than 10 days before you move out in order to receive your forwarded mail in a timely manner. We are not responsiblefor any mail and are not allowed by Federal Law to access your mail box. Any questions must be made directly to the Post Office.
